First of all, any contract which involves real estate has to be written to comply with the statue of frauds provisions. Here, you have signed and returned so that fulfills the requirement. Here, she had accepted the terms of the lease which were conveyed orally to you. It means acceptance, and a contract is formed. But money has to change hands which is also called consideration. But money can only change hands after acceptance, and the dealer has to give you a reasonable time to send money. Who is "she"? A broker, real estate person. First file a complaint against her to the real estate division. Second, send a complaint to her broker. I also suggest to see a local attorney, if you need to go farther than this.
