There are quite a few scenerios that can play out with the validity of the contract and the enforcement. The executor or administrator of the estate would be the person who would enforce the contract or argue it is unenforceable, for example if the person doesn't want you to have the house. You may want it enforced if you are living there or may not want it enforced. I would take the 2 contracts to an attorney for a consultation.
