I am a landlord .one of the room rentals violated the lease agreement even after repeated warnings ,so i served a notice to evict my property ,the room rental left the property before the eviction date and is demanding to return the deposit money and the rent for the current month minus the number of days stayed . as a landlord am i liable to return the balance money or i am allowed to keep the rent and the security deposit for adjustment of the rent for the next month and damages caused to my property.
