I was sent a signed lease from landlord without our signature yet. My question is once I sign is it binding?

In New Jersey, tenancies are for life as long as the rent is paid on time and all rules are followed. If the landlord has already signed the new lease and you sign it and return it to her in a timely manner, there should be no basis for her attempting to terminate the tenancy.
