My roommates and I had our lease violated by our landlords. We want to terminate and move out early but they are telling us we are still legally obligated to pay the rent. It really depends on how it was violated. If the landlord failed to give you a gym or pool like was promised, then it's unlikely you'll be able to break the lease without paying the rent. If the roof caved in, then yes, you can probably move out and not pay anything. Something somewhere in between there gets to be a little grey. If you can't afford lawyers, then a grey area is bad for you, because that pretty much means you'll lose. If you can scrap together the money to hire an attorney, you'll probably be able to walk out without paying the extra rent (depending on the severity of the landlord's alleged breach). You might consider signing up for a pre-paid legal services plan, which usually cost some monthly amount ($20-$200ish) and provide you with an attorney for these types of problems free of charge (minus your monthly payments of course).
Long story short, it really depends on what the landlord did to "breach" the lease.

What was the breach, how were you damaged, how much do you owe, and what are your plans if you move out and the landlord sues? Also, does your lease require you to put the landlord on notice and give him the chance to cure?
