If this were a FL matter I would respond by replying, "yes, you can", however, there is typically not much of a market for partial sales and if you did sell that 1/4 interest it would be likely to sell at a big discount. The better strategy would be for the 4 owners to agree to split the property up with each person to obtain 100% ownership of their own 39 acres parcel. See a real estate attorney to facilitate this.
