A quiet title action is a lawsuit filed in court. There are no forms for this.
It can take anywhere from a couple of months to a couple years, depending on if the case settles quickly it goes all the way to trial.
Most attorneys would charge hourly or flat rate for this.
I'd estimate total costs to be around $12,000 to $15,000.
A full consultation would be necessary to properly advise you.
I'm a real estate broker in addition to being an attorney.
A quiet title action is a lawsuit filed in court. It is not a form to be filled out. A real estate attorney will generally handle the matter on an hourly basis. Make an appointment to meet with a real estate attorney.
A quiet title action is a lawsuit that is very fact dependent. There are no forms to fill out, the complaint has to be drafted from scratch. You're going to need an attorney for this. The cost and time it takes varies with how much any of the defendants fight. I completed a quiet title action a few months ago and the defendants didn't answer, but even with a default there has to be a court hearing to prove title. It took about seven months and it cost about $12,000.
