Only a court order granting judgment of possession, followed by a writ of possession served only by the Sheriff, can remove you from your apartment. In Maryland, if the only basis for the landlord’s suit is failure to pay rent, then you have a statutory right to “redeem” the premises by paying all past due rent and late fees by the redemption date granted by the judge at the court hearing. A tenant can redeem premises this way twice after the landlord files for eviction for failure to timely pay rent. After the third time the landlord files for unpaid rent, you cannot redeem again. The landlord must actually file in court, however, to count against your redemption rights. You should go to court with proof of payment. If there are late fees and court costs added to the redemption amount set by the judge, you must pay those as well by the court’s deadline.
