I sent her a 30 day notice to vacate the premises. She is not responding to my text or phone calls, so I really don't know what her plans are. The energy is hostel in my home. She comes in after midnight and leaves before my husband or I get home from work. She does not have mail coming to my home and the agreement was temporary. What are my rights? Do I need to do something else make sure she is out in 30 days?
You should consult a local landlord-tenant attorney to make sure that your termination notice was properly drafted and served, and to follow up with any necessary lawsuit (see below).
If it was, and you have not somehow waived the notice (e.g. by accepting rent going beyond the termination date), the next step would normally be to file an unlawful detainer lawsuit, unless the situation falls within the lodger statute, Civil Code Section 1946.5.
