My husband and I bought our mobile home and land in 1998 , paid off the mortgage in 2017 and have the Deed in our possession. We recently tried to obtain a home equity loan and are being told that we need the title to our mobile home. We never received a title, just a Deed. Research through the local DMV office determined that the title is still in previous owners name and has a lien on it. The previous owner passed away in 11/2018. I have tried to contact his spouse who lives in a different state (Colorado) and after a month she finally sent the Death Certificate to the DMV office. However, she will not try to get a lien release and now refuses to speak to me.
There is not an easy answer to your question. It sounds like the next step is to communicate with the lender (or its successor) if you have that information. Having the death certificate will be helpful. I suggest leaving the surviving spouse alone for the moment to best preserve an opportunity for cooperation once the facts can be better developed.
