after the housing inspection we received a lot of repairs that needs to be done. we have decided to end the tenancy. for this does she need a 20 day notice? do we have to give a reason why we're terminating the tenancy to both section 8 and tenant? Will there be any possible issues with section 8 regarding this?
You should review the agreements you have with the tenant and with the housing program to see what notices you have agreed to give one or both of them to end the tenancy.
If you have not agreed to give a longer notice period, you need to give at least the notice required by the WA Residential Landlord-Tenant Act. The notice required by the RLTA must be given to all the tenants at least 20 days before the end of the rental month that would be the last rental month.
Each adult is entitled to separate notice, even if some of the tenants are married with each other.
