4 people are on lease, my daughter only one left who still has stuff there..can they go after the other 3 people on lease? can my daughter pay her share and be done?
If the rent has not been paid by all 4 in full, then the landlord can start the eviction by giving the 3 day notice. Once notice is given, landlord does not have to accept any rent. If the tenants do not vacate by day 3, then landlord can file the eviction action, which will be scheduled a couple weeks later. If the tenants can work it out with landlord before then, then it can be dismissed. But once the tenants' names are on an eviction case, that becomes a permanent court record, and any future landlord can find it, and decline to rent to them. The landlord also can make an adverse entry on their credit reports, reducing their credit scores and making it more difficult to rent from a landlord who checks their credit.
