We are selling our unit and just realized it is acually a condo by law. In the 15 years we have owned it, not once did any of us realize the ramnifications or ever do anything to be a condo. We have all treated our homes as zero lot line homes. Now that we want to sell our unit, ( it was built and designed and sold to us, as a townhouse zero lot line but recorded as a condo). How do we get rid of the "condo" part as none of us ever wanted that ?
You will have to hire a Real Estate lawyer familiar with condominium law. You will need to have a Resolution to dissolve and record documents to effect that, including a lot split with separate legal descriptions for the three separate properties.
