Property is legally owned by mother and son...both names are on Deed and Mortgage. Son is looking to remove his name from Deed (even if he will still be named in mortgage). Is a quit-claim Deed the proper document to sign in order to remove name from Deed? If not, how could this be done?
Yes and you should consult with a competent attorney who can assist you with drafting the document and making sure its filed.
