I have a prospective tenant who just established his credit history (0 score, 0 debt, 0 previous rent). He voluntarily willing to provide 3-months of full prepaid rent as a proof (his request), for a short-term 6-months rent (my request). He is also wiling to purchase renter's Insurance (my request).
Is it legally allowed to take the voluntary 3-months prepaid rents in the state of California?
What is the risk for landlord in this situation? (ex. What if the fund provided is illegally obtained?)
