My husbands mother says the trailer is hers since her name is first on the purchase papers but my husband name is on the title, property taxes and first on the lease. Is she the owner or would that been seen as her as a cosigner? The trailer was paid in full when purchased.
You're probably going to end up with an attorney looking this over as your question leaves out a lot of information.
I'm assuming from what you've posted that (1) your husband and his mother bought a mobile home and (2) mother's name was somewhere on the contract. A mobile home is a "titled" property, so (3) the title issued by DMV is in husband's name only. The mobile home is in a mobile home park, so there's no 'ownership' of real estate at issue; mother is also on the lot-lease at the mobile home park.
You do not say who 'paid in full' the purchase price, or how long ago this all took place.
While it appears from the facts that mother's claim is thin, I can think of arguments in her favor depending on other facts, so your husband needs to see a lawyer to fully determine the facts and law that applies.
