I have to renew my lease but in the middle of looking for houses. If I find one I will need to break the lease and I want to know if anything will happen to me? It does not say anything in the lease about what happens if I break it.
The lease does not have to specify, because the remedies are provided by law. The landlord can sue you for the rent for the remainder of your lease term, minus any rent collected by re-renting your place. Even if the landlord doesn't sue you, the landlord can make an adverse entry on your credit report, lowering your credit score and making it difficult to rent from a landlord who checks your credit. You should try to negotiate an early lease termination with your landlord to avoid that. You might have to pay a couple extra months of rent to cover the time the landlord will spend looking for a new tenant.

I agree with the previous response, and wanted to add that before you renew your lease for a long term (i.e. a year), maybe try approaching the landlord about a six month renewal. Or about going month to month instead of renewing for a term. Sometimes lease language provides that the tenant goes month to month in the absence of renewal for a term, so that might be something else to look for. Anything you can negotiate on the front end is probably better than trying to get them to agree to release you in the middle of the term that you already agreed to.
