I am in the process of getting evicted and I got a "24-hour notice to enter apartment" notice for them to access my apartment for an inspection. The notice was only posted on my door, and it hasn't even been a proper 24 hours. Also, the notice doesn't say what "inspection" they are going to be doing. I do not want to let them in. Do I have too?
First, look at your agreement. Normally, landlords can show property to prospective tenants with 24 hour notice. The facts are not clear about whether there was sufficient notice in either case.
In California pursuant to Pursuant to California Civil Code §1954, a landlord must give you 24 hour notice to enter the dwelling for specific reasons -
1. Necessary or agreed repairs
3. Alterations or improvements
4. Supply necessary or agreed services
5. To exhibit the dwelling unit to prospective or actual purchasers
6. To exhibit the dwelling unit to prospective mortgagers
7. To exhibit the dwelling unit to prospective tenants
8. To Exhibit the dwelling unit to workmen or contractors
9. Pursuant to Court Order
10. To inspect watered or liquid-filled furniture

Civil Code §1954 does NOT provide landlords a general right to enter a dwelling unit for inspections. Further, if you are already being evicted, what consequences would there be to not letting the landlord in?
