Bought a condo, two months after buying the inside floor developed a slant to it and cracks on outside of the building. Seller mentioned previous foundation work that had been done and foundation issues had been resolved. When home was inspected as part of the sale nothing was noted. There was one smaller crack on the wall and the inspector didn't think it was serious. The slant was sudden and came on within about a week or so. I'm not even sure if its a foundation issue. Whose responsibility is it to determine this? Is it the HOA or do I have to pay for an inspector to come back out and confirm the issue? Also I have first year home repair policy I'm not sure if that will cover any of the repairs?
The foundations are generally the responsibility of the HOA. Notify your HOA about the problem, and ask for the insurance information. Submit a claim to the HOA insurer, and depending on what happens there, you may want to submit a claim to your insurance company also.
