My family has lived here a year. Maintenance will not fix anything. My apartment floods, seriously floods, with every rain, it is roach infested, and as I type this I am sitting here with shampoo in my hair because the water was suddenly turned off with no notice. They really need to pay.
You really need to review everything with a local landlord-tenant attorney. Yes, you likely have claims but they need to be properly set up, with legal notice to the landlord and/or complaints made to the city or county building code folks and perhaps public health officials.
