We gave notice to move out of an apartment complex June 1 and said we would have fully vacated by July 1 (signed). We turned in keys June 26. We received a letter dated June 18 with damages listing $1800+. Letter was received June 20. The RCW says that landlord has 21 days to give statement of damages. Does this begin on the date agreed to (July 1) or the day keys were turned in (June 26)?? The RCW was not clear and we have been told different things. No move out walkthrough was done if that makes any difference. Thank you!
The statute does not provide for a "letter" it calls for a specific accounting. The accounting is due 21 days after transfer of possession. If you were fully out and turned in your keys (hopefully getting a key receipt) on June 26, 2018, then you have a right to a specific accounting of exactly where each penny of your deposit went within 21 days after June 26, 2018. That time has past. There is insufficient information as to what the $1,800.00 charge represents.
