You better get in the habit of automatically raising the annual rent pursuant to LARSO--otherwise, you loose the right to catch up with increased rents for the years you didn't raise the rent when you were allowed to. "Raise it or loose it!" I hope you've registered the units with the Los Angeles Housing Department--otherwise you're not allowed to collect rent.
Rent control is complicated. Maybe you should consider a management company.
