Your landlord is wrong.
Any co-tenant can give notice that he/she is unwilling to renew/extend the lease. If such notice (which the lease may require be given by a particular date) is given, then the co-tenancy will terminate when the lease expires, and the co-tenant will have no liability for rent accruing after the termination date (assuming that the co-tenant actually moves out, and surrenders keys, etc. before the termination date).
