Court date is set, my wife wants to delay the court date until our house and hotel sell, it is on the market now.
I want out and don’t care about the proceeds from the sale, what obligations would I have after signing the quit claim?

Do not give up all your equity via a quitclaim deed - there is no reason to do this. Proceed with the divorce - for her there is no reason not to proceed with the matter - the court will determine the proper distribution of the property and should those sell, the court will determine the proper distribution of the proceeds. It does not sound like your brother has a lawyer - he should get one to assist with this. If he does have a lawyer, his lawyer should be advising him on this.

The parties should enter into a written agreement detailing how the sell of the property is to occur and how the proceeds from the sell shall be divided.
