According to the apartment complex, they replaced the carpet in 7/2011, I moved in 5/2012, and stayed there for 3 years. They only clean my carpet once, and being that I lived there for 3 years, shouldn't that be considered wear and tear, and I shouldn't be held liable?
Carpet is one of those tough things. Technically, you are only responsible for any damages you did. If it was 1 year old when you moved in and is destroyed now, you may be responsible for 75% of the replacement cost (3 of the 4 years). Carpet should last a lot longer than only 4 years, cleaned once or 5 times during that period.

There really is no clear standard for such things, and much of the information requires testimony of a carpet installer or manufacturer regarding life expectancy of various carpets and the manner in which they are installed. As a tenant/renter lawyer, I can also tell you this is the source or some of the biggest scams run by property management companies along with ridiculous cleaning charges that are never really paid. You have the right to dispute such charges under Fla. Stat. 83.49,but unless there is clear evidence of "carpet scam", these are often problematic disputes.
