Have lived here 28 years. Landlord built a railing a couple months ago to help me go up and down stairs. We have been tenants at will the whole time. We were told landlord created a trust before dying to allow us to stay as long as we wanted,but I have not seen the trust or irs wording.
You can ask for a lease, but the new owner is not obligated to give it to you. You don't say here if the new owner is a relative or some other third party. Unless the previously landlord actually did create some form of document that gives you the right to continue to stay as long as you want, you won't have a right to stay indefinitely. As long as you are current on your rent and are abiding by the terms of the tenancy, your landlord would have to terminate your lease with a 30 day notice to quit and then proceed to take you to court if they want you out and you don't move. For a elderly or disabled tenant evicted through no fault of their own the court can give you up to a year to stay in the place even after you lose. For everyone else, you can get up to six months. The judge may consider how long you have been there in deciding this, but you don't actually have any more rights than any other tenant due to the length of your tenancy.
