I have my Mothers Power Of Attorney for all transactions, and also her springing durable power of attorney. She wants one of her properties to go to my brother and myself using a Transfer On Death Deed. She is very old and frail and does not want to make the trip to the notary. Am I able to execute it for her as her P.O.A. in California?
Have a notary come to her. The fee is usually reasonable. As her attorney in fact you might be able to execute the deed but there could be problems with title companies later. Just have the notary go to her.
