We signed a buyers agreement that had the wrong dates, 6/12/12-3/12/12 instead of 3/12/12-6/12/12. We are using a different agent now and the former agent now wants a 20% referral fee. Is it collectable?
It is important to look at the terms of your contact. There should be a cancellation clause in the buyers contract. The mistake with the dates would not necessarily invalidate the contract. The best option would be to review the buyers representation agreement, you contact the former agents broker to discuss the reasons you choose a new agent or have your new agents broker work it out with the former agents broker.
