What are my options when fighting an eviction in pomona?: I started out renting a room in a 2 bedroom apartment in March of 2025. My rent was paid to the master tenant with the exception of two occasions where I paid the owner directly. (At his request) I tried to pay the owner my rent in March of 2026 as was told that he was no longer accepting any payments due to the master tenenat failing to pay the rent for the prior 2 months. The owner paid the master tenant and the other roomate to leave which they did in April 2026. I added myself to lawsuit.because I needed more time to secure another place. I have 2 registered support animals and am having a very hard time finding a place I can afford plus be able to keep them at the same time. The first trial was dismissed in my favor for lack of evidence. I have filed a complaint with code enforcement which found him in violation of 3 different issues. I've call law enforcement twice because he keeps entering the unit without notice. Now he served me with a 3 day notice to pay all the back tent that is due

Jacob’s answer: If you have a code enforcement claim against the landlord, you can use this as an affirmative defense in your upcoming eviction case. Consult with an eviction attorney to help you on this matter.

How can I sue my landlord for renting me an illegal property?: I now know he does not have a business license with the city of compton. I now know it is not up to code. He has violated many of my rights over the years. [1946.2-covid 19 tenant protection resi-habitability- 1946.2 and 1947.12] I have lived here since Nov 2020. I am ready for new beginnings. He gave me a defective 3 day notice on May 20 2026. He then updated the verbiage via text then decided to keep working with me.

Jacob’s answer: If the property is an illegal unit, you will have defenses to the eviction and you will most likely be able to bring a separate claim against the landlord for habitability and related issues. Consult with an attorney for guidance on this matter.

My parents (84 and 81 yrs old) are being evicted from their home (low income subsidized housing.: My Dad has Dementia and he was apparently caught smoking in a prohibited location of the bldg. One worker approached him also and told him he can't smoke and he was accused that he yelled and struck the worker but there was no witness and we don't think our Dad will do it for he never lifted a finger to us nor yell at us. My parents never received any written warnings instead, cops and social workers will just knock at their unit which scared them. My mom has a heart problem and these are not good for her. Now they just received an eviction notice giving them only 30 days (until March 29) to move out. Is the eviction legal? What are my parents' rights? Can you please help us? My parents have very low pension and cannot afford legal fees. Thank you in advance.
