We first contacted Sam when a neighbor brought up what he felt was a dispute over fencing/boundaries as we were getting ready to close the sale of our home within a few days. Considering the timing of his dispute, there seemed to be underlying motivations and we were concerned about the possibility of the home sale being disrupted. We contacted Sam initially for a consultation. Due to my urgent email, he called me back immediately (on a Sunday night which was unexpected but so appreciated) to listen and offer advice. He was attentive and so helpful in easing our mind about the situation. Since there was no actual "legal" complaint, we thought we would be able to close our house without issue but felt grateful for Sam's willingness to spend his time to consult with us immediately on a weekend without any obligation.
The next day, the neighbor decided to escalate the situation by telling us to contact his attorney in regards to his desire to seek compensation over a fence that he constructed on his property over 3 years prior as well as settling the supposed boundary dispute. So we contacted Sam and again his response was immediate. Even though his schedule was packed as it was the beginning of the week and he had court obligations, he still made the time in his schedule to come to our home and walk us through the next steps of the process due to the pressing nature of our situation as the closing of our home was within days. For these reasons, we had no doubt that we wanted Sam's representation to help us through this unfortunate situation.
He was thorough, practical and extremely knowledgeable about everything related to property line disputes, fence issues as well as the worse case scenario of possible disruption in our home sale. Without the help and advice of Sam, we would have been stressed and uncertain about our legal rights and standing. He was able to clearly identify all the issues and potential issues and help us close our home sale with peace of mind knowing where we stand. We highly recommend Sam for his knowledge and advice as well as his constant availability when we needed him!!

Sam not only prepared a deed for us, but provided some very sound advice on how we could best protect our interests. Will use Sam again, when the need arises. Expert advice on property matters!

I had known Sam from some previous Land Use legal work I needed done. I had a business opportunity arise that was of an urgent nature. I had an immediate need for a review of my employment contract. Sam doesn't specialize in this area of law but was able to give me a few pointers and forwarded the contact information for a employment contract attorney within 30 minutes. I can't recommend Sam enough. When we hired him he was extremely effective and diligent. When I needed a quick consultation he was there and directed me where to go to get immediate help. If you have need for an attorney that is willing to be a bulldog for you - look no further. Thanks again.

The house warming gift that I received from my new neighbors was a lawsuit claiming adverse possession to a large portion of my property! Although I am an experienced real estate agent, when it came to purchasing my own home, my wife and I turned to Sam for assistance. During the feasibility period of our purchase and sale agreement, Sam reviewed the title documents and applicable development regulations to determine if we could make certain improvements to the property. Sam's work resulted in the discovery of various issues that would have precluded making these improvements. This information allowed us to make an informed decision to forego purchasing the property. In short, Sam helped us avoid a very expensive mistake. His discovery also opened the door to locating a much more desirable property that we now call home.
I have personally know Sam for several decades. During this time, he has proven himself to be worthy of my trust in all circumstances. My wife and I owned a dilapidated beachfront home on the Puget Sound. We wanted to demolish it and replace it with a new one that would better serve our needs through our retirement years. Initially, however, both the regulatory complexities of developing within shoreline jurisdiction and opposition to our project by County staff, proved too much to overcome. When our permits were denied, we were despondent. We turned to Sam for help.
Sam carefully reviewed our project and charted an entirely new course that involved applying for different permits altogether. Despite continued opposition from County staff, Sam remained adamant that they were misapplying the law, and that an appeal to the Hearing Examiner would likely result in the necessary permit approvals. We placed our trust in Sam and we were not disappointed! Sam’s appeal to the Hearing Examiner was masterful and, not surprisingly, resulted in the necessary permit approvals. Thanks to Sam's efforts, my wife and I will now be able to enjoy our new retirement home for years to come. We were extremely pleased with Sam's work and his effective advocacy on our behalf.

Sam represented me in a code enforcement matter. He was able to assess a very complicated and longstanding dispute and recognize a potential resolution. After discovering that we were caught between two government agencies that weren't communicating with each other, Sam cut through the bureaucratic red tape and solved our problem. If anything similar ever arises again we will be sure to go directly to Sam, he's worth every penny!

Our nightmare began after installing a new sports court. Because the court replaced an existing lawn, we were stunned when the local government issued us a Notice of Violation for constructing in a wetland buffer, fined us thousands of dollars, recorded a notice on the title to our property, and conducted random searches of our property. For the next three years, we were given the run-around. Multiple after-the-fact permits and limitless fines were not enough to satisfy the local government. My wife and I finally hired Sam. Hiring Sam was the best decision we ever made. He quickly assessed the situation and aggressively challenged the local government.
