I was in a very difficult situation where I purchased a house during the pandemic that was tenant occupied. The tenants barred me from conducting a professional inspection prior to purchase due to Covid concerns as one tenant was elderly. Against my better judgment, I purchased the house without a pr...ofessional inspection and had to wait over a year after purchasing for the tenants to “feel comfortable enough” to allow an inspection. Had my insurance company not requested it, I don’t think they would have allowed it at all. Upon inspection, we discovered very extensive damage caused by negligence on the tenants part. Half of the kitchen was required to be demolished all the way down to the crawl space.
