Under contract for a home in Dekalb County, GA. While under contract, we discovered a $147,000+ past due water bill that has not been paid since 2017 by the previous owner/tenant. Dekalb County says the water bill is attached to the property. Other trusted professionals in the industry also st...ate that water is the only utility that stays with the property through sale/foreclosure - based off actual experiences. My attorneys, with case law, confirmed this information, both individually and with county representatives. Yet because Donnie cannot find a lien, I am told I would default and lose my earnest money deposit if I decided not to purchase the home, even with an outstanding $147,000+ past due utility bill attached to the property. Meanwhile, with little to no consideration, Donnie is pushing me to just close on the property because the county is still willing to provide water service? When asked if he would purchase it in my position, he rudely stated; “YES! Because I actually know the law” Bold statement, but you can’t argue with a man who thinks he’s the smartest in the room. My experience with Kham Law left me feeling belittled and taken advantage of.. to say the least.
