Tennant Rights regarding repairs/ rent increases

We signed a one year apartment lease for $650.00 in June of 2007 on which the landlord agreed in writing to make numerous repairs to the unit. The carpets were to be cleaned, the unit needed painting, window blinds replaced, doors repaired, locks changed, holes in walls repaired, mold in bathroom addressed, stove repaired, and general cleaning. Since it was in writing, and we were in need of a place, we moved in. Despite several oral and writen requests throughout the year, no repairs were made to our unit. When the lease ended, the landlord promptly raised the rent to $750.00 on a month to month basis. He did send someone in to make one sub-par repair, but there are several others that have still never been addressed from our origional lease. For that reason we have continued paying $650.00 for the past four months. Now the landlord says that if we dont pay the difference ( $400.00 ) he will initiate a "Pay or Vacate" order against us. We have never signed an agreement to pay $750.00, and in fact dont believe it has been worth $650.00 amonth since the repairs that were promissed were never made. What are our rights in this situation? Can we be evicted? Do we owe him the extra $100 a month? What are the landlords obligations? Any help would be greatly appreciated. Thank you. S.G.

Condo disclosing - why wasn't I told?

Hello, I purchased a condo 5 years ago. The building is an 8-story brick building with 197 units, I own a condo on the 4th floor of the building. About 2 years ago, water starting coming down through the ceiling of my master bedroom by the window. Maintenance came up and drilled a hole into the ceiling to relieve more water, there was a fountain of water coming down into pots and pans located all over my floor. The water ruined everything, carpet, linens, furniture, etc. I found out at the time, that the builder and the owner were battling in court over a tuckpointing issue, it wasn't done properly. The building was built in 1987. My question is this, can I sue the owner or Association of my building for not disclosing the tuckpointing issues at the time of purchase? By the way, I purchased 5 years ago, this happened 2 years ago and the damage to my ceiling still has not been fixed like I was told it would. They even told me not to contact my insurance company because they would take care of it and thus far, nothing has been done. I just want to know my options are. Thank You

Got a mortgage last year. The closing agent actually committed fraud to
get the document recorded. A witness that was to suppose to have acknowleded our signature in front of the notary was in fact not at the closing. Can I sue her for the full amount of the mortgage or the title company who employed her?
What should I do?

Tenant's rights when giving a 60 day notice of moving out is not possible, do I have to pay the fee

I live in a large apartment complex. My lease states that I am required to give 60 days notice before I move out and that I must receive written confirmation that they received it. It does not however give a timeframe for receiving that written notice from them. I put my notice that I was moving out in a rent drop box on the side of their building. I got busy with work and did not end up checking back with them until a month later. At that point they told me that they had not received my move out notice and that I was responsible for 60 days rent from the point that I came to check in with them. Should I pay the extra $1000 that it is going to cost me?
