What is required of a tenant to give notice to landlord under Pennsylvania landlord tenant law

do notice to quit expire after 15 days if the land lord hasnt filed in court, do they have to start over

Often a notice to quit is not required because it is waived in the lease. I would agree though that if the notice to quit is not acted on promptly by the landlord, a new notice to quit would need to be filed.
