We received an eviction notice only one name is on it.

We received an eviction notice, but it says Robert carnt only. It doesn't say and all occupants. Only his name and the word only after it, does this mean he is the only one to be evicted?

    Answered . Generally, all occupants need to be served. If he is the only one allowed to be there under the lease, however, the answer might be different.

    It would probably be a good idea to get a paid consultation with your attorney.

    Answered . If you entered into a rental agreement with the landlord, you would need to be specifically evicted. If you are a sub lessor or guest of the named party, you are evicted with that person.

    Answered . As my colleagues pointed out, only the tenant(s) listed in the lease need to be named in the eviction. You should take the lease and eviction paperwork to an attorney who can review the documentation and tell whether the landlord has failed to name a party to the lease in the eviction.
