first 2 payments were in cash, no receipt(stupid) however the relationship has changed. no communication, calls and messages for receipts requested. It is time for the third payment (by check) is there a way to make this a receipt for all 3 payments?

Put the total paid in the memo section and do this for all future payments. This should help you if they claim you didnt pay. Also, keep an accounting on your computer, excel would work. Sending a letter with the payment addressing the payments and current balance is good too. The other party could dispute the letters or accept as them being correct.
