      <description>I own a Lexus ES 300 (2003) which had the &amp;quot;oil level&amp;quot; light triggered on within the warranty period. The dealer looked at it and gave me a clean chit. After 6 months (now outside the warranty period), the car stalled and the engine needs to be replaced due to low oil level. I have all records (regular oil changes but these were NOT done at Lexus). Lexus says its outside of warranty. Do I have a case? Also, Lexus Customer Service is based in Torrance, CA so what is the jurisdiction for filing?</description>

      <description>I live in a condo consisting of 80 units.  Back in the late '90's oil tanks had to be replaced because a few were found to be leaking and remediation was done.  Now in 2009 a homeowner decided to move their tank to their gararge (townhouse) found to be leaking and earlier so called &amp;quot;decommissioned&amp;quot; tanks were found not to have been done properly.  We new homeowners, 
2001 and after were NEVER TOLD of the potential situation and are now being billed from the cleanup.  Our property manager, who was working here in 2000, says he knows nothing. Cluster buildings, in which I live, 2 stories, 8 units had their tanks replaced in 1999, with fiberglass lined tanks, supposedly guaranteed for 30 years.</description>

      <title>Can Landlord change which ammenities Tenant pays when Lease is in effect? (PA)</title>

      <description>A 1-year written lease has been in effect for approx 5 months. It clearly states that Landord is responsible for &amp;quot;Heat, Hot Water, Cold Water&amp;quot; &amp;amp; more. The Tenant is responsible for &amp;quot;Cooking Gas&amp;quot; &amp;amp; more.

The Landord just contacted the Tenant and informed them that they are installing Gas Heat and Hot Water (currently Oil), and that these monthly bills will be the Tenant's responsibility.

Considering they are making these changes to heat/hot water in Nov, the Tenant must either pay or freeze all winter long. Are these changes to the lease legal? What rights does the Tenant have in this situation?

Also, the old building windows are loose and allow cold air in during the winter, which costs more in heating expenses. Landlord states they might fix next year. What are their obligations?</description>

      <description>The lease contract we were given to sign as tenants stipulates that in the event condominium association is currently providing any services to the unit such as water/sewer, trash, etc. and the association decides these services will no longer be provided, that the tenant agrees that the landlord will not pay for these services, but that the tenant shall be required to pay for essential services such as water, trash, sewer etc. The builder of the building filed bankrupt this summer and there are couple of apartments that went into foreclosure in the same building. Even if we pay for these services, what if other owners/renters don't pay? Should we be concerned about this provision?</description>

Employees are required  to pay for their own pruners, and to reimburse the company $2 for gloves used for work.</description>

      <description>The utility companies don't require id's any more. you can just call them on the phone, give a ss # and get lights and gas at any address.  The person who's ss # was used then becomes responsible if the bill's not paid.  I tried to get service and found out someone had ran up bills in my name that I knew nothing about.  Now I have to go through a process the prove it was not  me and not authorized.  The utility company's need a better system.. When I went to make a police report the officer said they get a lot of complaints from this.  Can the utility companies be held liable for this kind of practice or at least some kind of claim be filed against them for this kind of practice?</description>

      <description>the inspector stated that the fuel source is natural gas on the written inspection when detailing the heating unit.   I have subsequently learned from the power company that there is no natural gas on the property &amp;amp; the heating is 100% electrical.   I wouldn't have purchased the property if I had known that it wasn't natural gas enabled.   Shouldn't he have brought that into the inspection.   As it turns out stating natural gas was the fuel source I assumed it was accurate.</description>

      <description>At the time we moved in the weather had started to get warm, so after reporting that the heater was not working I was real concrened.  However its cold weather season again.  I have reported the inoperaable heater several times.  Even going into the office on an occassion to complain has did no good.  I explained at the time there are two small children that live there, It has been neccessary to find other living quarters for them at night.  This situtation needs to be addressed and immediately.  This morning a gas company serviceman was at my house to check for links.  When he looked at the heater and hot water heater he got really scared, since he felt both we unsafe to light.  A maintainence man has come out several times to play with the heater, changed the thermostrat.</description>
