      <description>I recently filed Chapter 11 with my spouse.  Between the two we owe too much for Chapt 13 and make to much for Chapt 7.   Out of 39 rental properties only 9 remain with the others either in forclosure, deed in lieu or charged off.  1 of the remaining properties is jointly owned with a relative.  How does my filing affect the co-signer?  Also why don't Chapt 11 cases get dischared?</description>

      <description>My daughter included our house which is in foreclosure as part of her bankruptcy filing(without it she cannot file). the filing also put a stay on the shortsale we were doing. The broker says there is a form to release the stay on the house since we will not be getting money back from the shortsale. If the stay on the house is removed for shortsale, will that affect her bankruptcy filing, since she needed the house to be eligible for bankruptcy in the first place. She meets with the creditors on 11/20/09</description>

      <description>Going through Chap.7, I reaffirmed a home equity loan, thinking i could pay it off when I sold the home to help with my credit.  Unfortunately, the home did not sell, I fell behind in payments, lost my job, and the house was foreclosed.   I've been making on-time payments to repay this home equity loan, If the home is gone, am I legally bound to repay this loan, or am I just being a nice guy?  My credit is shot, I'm struggling, and If I don't have to repay, that would help. What are the legal effects and consequences of an Reaffirmation agreement 11 B.S.C. 524(c)(3) and any default under such agreement.  Can the bank come after me and file suit, sue me, garnish wages, etc.  My debts were discharged by USBC Eastern District of Michigan on 2/14/06.  Thank you.</description>
