I filed a Chapter 7 bankruptcy in 2011 and all debts discharged a/o 07/2011. I surrendered my home at the time as well.: I'm now trying to obtain mortgage and I was told since the Foreclosure for the home didn't take place until recently, I may possibly be denied a mortgage. Can they do this? I have good credit history with no mishaps since I went bankruptcy

Lamya’s answer: Hello, I am sorry for your troubles. The quick answer is YES, the bank's can deny you for whatever reason they choose. Bankruptcy and foreclosures are a big one. Many of my clients have successfully entered into a credit class and boosted their score. That is the only way to help your situation. A good credit score will also help with your insurance. Which debts do I pay off first?: I am in debt from student loans, plus I have a car loan, plus $9,000 in credit card debt with cards at different interest rates.

What is a good rule of thumb for which debts to pay off first so I don’t fall too far behind?

Lamya’s answer: Car loan first. It keeps you working. Student loans second. Do debt settlement with credit cards, or file a bk. Also, call your student loan people and ask for a deferment, or a hardship payment plan

Lamya’s answer: Yes you can. Its usually better to do it in a Bankruptcy as opposed to not. Your attorney and the court can always ask the bank's attorney what the hold up is, or for a more clear answer if you get denied.
