Elizabeth was awesome. She was willing to communicate with me via text and email, which is what I prefer. She handled a variety of traffic cases for my son and did exemplary service for us. She was polite and understanding with a great sense of humor. I will absolutely come back to her again if need be. I highly recommend her.

While my roommates elderly aunt was in a rehab facility her sister and her boyfriend broke into the aunt's apartment & took up residence. They caused so many issues with the neighbors that the landlord threatened to evict the aunt. I sent an email to Elizabeth Rankin Powell explaining the situation & she immediately called me & helped me complete a vulnerable adult protection order to have the sister excluded from the aunt's apartment.
She kept in touch & gave tips on how to present the case to the judge & how to make sure the sister was properly served. Her advice was extremely helpful as my roommate & I live in Oregon & were unfamiliar with Washington laws designed to protect the elderly from abuse.
Her familiarity with tenant law was also helpful as she explained to us what the landlord could and could not do with regards to the aunt. Once he knew we were working with an attorney he stopped threatening to evict the aunt & instead stepped up & helped evict my roommates sister.
Now my roommates aunt is able to return home without any worries that she will be evicted or face any further issues with her niece. Without the help I received from Ms. Rankin Powell I suspect we would not have had such a positive outcome. I highly recommend her to anyone that needs legal assistance.

Elizabeth jumped right in with both feet to help us do battle with our deadbeat landlord who allowed my family with two small children to live in a house with a completely non-functioning septic system for MONTHS. I am also an attorney, but at the time not licensed to practice in Washington State and certainly not knowledgable in this area of law. Her abiltiy to rattle off portions of the landlord tenant code by section and applicable case law was impressive and her results were as close to ideal as you can get in this situation. I cannot recommend her highly enough.

I'm used to being treated like a deadbeat dad by the Pierce County court system, even though I have done my best to fight for my rights to be a father to my child. It never failed and in typical fashion the judges always seemed to look after the mother's best interests rather than the child's best interest.
That all changed after I retained Elizabeth; who not only made opposing party look incompetent, finally provided for a victory in court against a vicious ex-wife, but also counseled me on how to manage a difficult situation with my child.
Elizabeth handled my case personally and professionally, delivering a result that I could not have imagined based on my previous experience with Pierce County Courts. It was refreshing to deal with a lawyer that cared, which is why I recommend Elizabeth to ANYONE that needs 1) a top notch family law attorney 2) a lawyer that knows the judges in Pierce County 3) a lawyer that knows the law! (not just a paper pusher that can't speak properly in court, which I have seen plenty of in Pierce County)

Elizabeth was wonderful! We were in a difficult situation with our past landlord and she gave us great advice about the path forward. She was very honest and looked out for our best interest not her own. I highly recommend her!

Elizabeth stayed up for a period of time during her personal time at home in order to answer my numerous amount of questions regarding tenant-landlord law. Ms. Powell is spectacular not only for her spunk, but for her vigilance and vast knowledge on landlord/tenant rights. I am currently having a major struggle communicating with my landlord as my rental unit is in the process of a short sale. Ms. Powell is helping my daughter and I find better housing as well as work closely with my landlord to come to a reasonable, fair agreement. I highly recommend her because she has heart and cares beyond any dollar sign. Thank goodness for her! I will be forever grateful once all this stress is over and done with. I will post an updated review with results once my case is closed.

Having an issue with a breach of contract in this case a tenancy contract, the prompt response helped to guide my understanding that additionally to the agreement details there is also for the cases of breach the custom ways of resolving i.e. how the situation is handled would make a solid foundation for a response with all going well (hopefully ..)

Now that my case is down to the end... I have to post this.
I am so lucky to have found Ms. Powell. I was stuck in a disagreement with an insurance company over a car accident. She swooped in and saved me. There are no words I can use to express the gratitude I have for this woman.
I was so stressed and worried over this case, and I was finally able to relax and breathe when she came along. It took no time at all and the other attorney came to an agreement to dismiss the case altogether.
She is a rockstar, I will recommend her to anyone I know and give EXTREMELY high ratings.
Thank you SO MUCH Elizabeth, I will keep you in mind if I'm ever in a buckle again.

I cannot express how wonderful Elizabeth has been to work with. I contacted her after she responded to a question I posted on Avvo... she responded, on a SUNDAY (multiple times!). She is so easy to get a hold of and always responds promptly. She knows her stuff, and I am so glad and grateful for her.
So many doors were shut in my face, and she was so positive in helping me sort out my issue. I can not say enough wonderful things about her! Thank you SO MUCH Elizabeth!
