    I agree with previous attorneys. Your landlord is free to raise the rent absent a fixed term lease. If he has increased the rent during lease period, then it would not be legal. He has the right to determine lease period.

    Eviction is easy, since your ex is not officially a tenant. Absent an agreement, she can be evicted.

    She can't take everything from you, but only her share of community property that is acquired during marriage. Your separate property won't go to her unless in some specific cases like family businesses. But, it is in your best interest to go to a experienced family law attorney who would protect your interests.
