    Look at ARS 33-1324. If you can fit the neighbors' behavior in there, you can give a five day written notice to the landlord saying handle the problem or the lease is terminate.

    You would start with a lawyer's review of your contract with the property management company. There might also be a negligence action. However, you may have a hard time finding a lawyer who would take a contingency for that amount of money. But no harm in asking.
