My name is Steve Schreiber, and I have been practicing commercial real estate law for more than 30 years (as either in house counsel or VP of Real Estate) for national tenants (such TGI Fridays restaurants and Cinemark Theaters) as well as various landlords that own and/or operate enclosed malls, power centers, manufacturer outlet centers, neighborhood shopping centers and office buildings. The advantage of having served on both sides of the negotiation table is that I understand the basic needs and motivations of both landlords and tenants. And my years of experience have demonstrated that there are real life ramifications to the wording of real estate documents, and you better know what you are agreeing to before you sign them.
I am not a litigating attorney (i.e., I don’t go to court)-I’m a negotiator. It is my belief that only the attorneys win if you have to resort to litigation. My specialty is to negotiate clear, firm and fair contracts that are customized to meet the tenant’s operating requirements and don’t need to be litigated. I also specialize in finding creative solutions to complex problems through relationship building and negotiation. I truly enjoy the real estate development business and guiding people through the process.
