The seller of a home retained Michael Filia to oversee the sale of a home that was being sold (For Sale By Owner) so there were no realtors involved throughout the process. I represent the mortgage company for the buyer of the home. I have tried to reach Michael Filia on several occasions throughout the process of this home purchase. When we finally received the title policy from Mr. Filia's office, we had to request a preliminary HUD with his fees several times. He also did not send over a tax certification, which is title 101. When we requested the information from him again, his assistant, Brittany, said she wasn't sure what we were asking for. Now it is time for the settlement and the attorney is not reachable. We sent the closing documents over to the attorney yesterday and it being 1:30pm the next day with a settlement that is supposed to take place at 2:30pm, he will not answer his phone and his voicemail is full. The buyer has to order a wire to supply the funds for closing which takes time as well as the mortgage company having to approve the charges still from the attorney's side. Being in the industry for 8 years, I have never worked with an attorney so lacking in ability as far as real estate is concerned.
Attorney Filia is a good lawyer he has handled several issues for me divorce, child support and a few other things. He is honest and fair and he explains things well. My only concern is he's a little slow getting back to you, however Holly his assistant is very friendly and helpful. I would recommend Michael to friends and family just letting you know up front he is slow to get back to you....
