Thank you very much for your time. I wish you were in California. To answer your questions. Both properties are located in Florida.

We had an estate planning contract with attorney's on board etc. We paid a support fee for the life of the trust. Upon my retirement in 2010, we found out that company went chapter 11. You are correct that we are concerned about liability issue with these two rental properties in Florida. We are interviewing attorneys to see if we can find one that we can trust. There were at least two attorneys in California advised us to form a LLC. Hence the questions of how to transfer etc. Your advise is the best and once again, I am sorry that you are not in California. We do not want a lawyer who could be condescending and has only his/her own interest in mind. Thank you for restoring our faith. We are pretty sure that we will sit down and get an advise from a knowledgeable lawyer after we learned more about what to do.
